We want to give you an opportunity to breathe fresh air, get your feet on the earth, and connect with nature and each other. We respect your solitude. You won’t interact with us after check-in unless you wish to. 

We care about our planet and are making efforts to reduce our 'carbon footprint'. We are Solar Powered!  Sixty-five to seventy percent of the electricity used by our home, office and business is produced onsite by our solar panels. We compost all food scraps and invite you to share the harvest from our garden. Our llamas help mow our lawn. We use CFL light bulbs, high efficiency laundry and toilets, and 'green' cleaners. We line dry our sheets and towels, and recycle resolutely. We are supporters of Fair Trade and Rainforest Alliance certified products, and also support our local stores and farms.

Policies
We have a two night minimum stay. Holidays require three or more nights minimum stay;  Easter, Memorial Day, 4th of July, Labor Day, Columbus Day.

All rates are for regular cottage occupancy.

  • Regular occupancy in the studios and one-bedroom cottages is up to two people sharing a bed.
  • In the White two-bedroom cottage, regular occupancy is up to four people with two sharing the king bed.
  • Each additional person over regular occupancy is considered an “extra person”. Up to two extra people per cottage are permitted except in the Purple studio cottages which can only accommodate one extra person who is a child.

Extra Person fee: $20/night adult, $15/night 10 and under

Extra bed fee:  You have regular cottage occupancy and you'd like a crib, cot or sofa bed (futon) made up: $20 one time fee. 

Pet fee: $20 per night, $10/ night for four or more nights.

We are Housekeeping Cottages. Guests are responsible for the housekeeping and must leave the kitchen as they found it when departing. If you are staying more than a week, we will change your bedding and replace your towels.

All trash, recycling and compost must be separated by the guest. Instructions and receptacles are provided.

Check-in starts at 3PM. You agree that check-in time is no earlier than 3:00 PM.  Please call to let us know when to expect you.  Please settle your bill upon arrival.

Check-out is no later than 11AM.

Visa & MasterCard accepted. Your credit card is required to confirm your reservation. We will authorize your card for half of your total due, 14 days prior to your arrival.

Personal checks or company checks will be accepted for payment of your total up to 14 days prior to check in. You agree to pay a $25.00 processing fee for any check that is returned by the financial institution due to insufficient funds or any other reason.

2% Ulster County occupancy tax and 8% NY State sales tax are not included in our rate.

Cancellations must be made by phone and will be charged a $25 fee per cottage.

If cancellation is made less than two weeks ahead of your planned arrival, half of the total will be due unless we are able to re-book the cottage in the time given.

Full amount is due if your cancellation of a weekend reservation is made less than 24 hours ahead of your reserved arrival.

No smoking or candles inside.

Quiet hours are from 9 PM to 9 AM. 

No visitors to your cottage.  If you would like to entertain, we prefer you do so off site.

Pets are welcome, however, you agree to not allow pets on furniture, bedding or towels. If this will be difficult for you or you pet, please bring your own covers for our furniture. Your dog must be under your voice command or on a leash when outdoors. Guests are financially responsible for all physical damages to property (i.e. chewing, scratching, etc.), and extra cleaning (i.e. soiled furniture and/or flooring, hair on furnishings or bedding) The credit card on file will be charged for the amount of the repair/recovery. No pets to be left alone in cottage unless crated and you have informed us you’ll be doing so and have given us a contact number to reach you. Our neighbors and the other guests will not enjoy listening to a barking dog, so if you own a barker please leave him home or bring him on your outing with you. Pet fee is required for each cottage you plan to bring your pet into (if your group has multiple cottages).

Clove Cottages is not responsible for mechanical failures such as, but not limited to, Air Conditioning, or any other appliance that fails to operate properly during your stay.  These failures are beyond our control & no refund will be given.  Please report inoperative equipment and we will make every effort to have repairs done or replacements made as quickly as possible during reasonable hours.

You agree that we may enter the cottage during reasonable hours to inspect it or to make repairs.

You acknowledge that your have read this agreement, understand it, and agree to be bound by its terms and conditions prior to making reservations to stay with us.
